Morocco property in other regions
The Moroccan property market has recently come to the attention of Northern European investors, tourists and individuals looking to secure a second home. With Morocco property prices a great deal cheaper than most European countries, the country offers purchasers an opportunity for excellent capital appreciation as well as an excellent climate and a very economic cost of living. Even though the Azur Plan has really stolen the limelight, other regions of Morocco like Agadir, Casablanca, and Marrakech have still lured in investors. With property prices less than 50% of other European destinations, Morocco is certainly the emerging investment hotspot.

Rabat, also known as the "Garden City", is the administrative capital of Morocco. It's a traditional yet modern city - a dynamic mixture of ancient history and modern culture. Surrounded by a rich amber coloured landscape, the city of Rabat is very elegant, with its wide harmonious boulevards, flowers, gardens and luxury shops. Still relatively untouched by large scale developers, the region has kept a low profile in investment terms. Have you visited Rabat or invested there? What are your experiences? Share them here.

Meknes, known as "the Versailles of Morocco" is one of the countries most striking imperial cities. Meknes was founded in the 11th century and initially was a military settlement. In 1672, it became the capital of Morocco under Sultan Ismail. Like the other smaller regions of Morocco, Meknes has been low on the investors and developers radar. After being totally destroyed in 1960 by a massive earthquake, the city of Agadir has been completely reconstructed and turned into one of Morocco's most popular beach resorts. Agadir gets an amazing 360 days of sunshine per year - a trait that encapsulates the holiday maker all year around. Still relatively new to the investment market, projects like Taghazout are starting to spring up in the region.

Investment help and advice
We all know how buying property in a foreign country can be a daunting task. The language is more than likely the first barrier, and with different legal regulations, varied banking system, and unclear ownership laws amongst others, constant hand-holding becomes essential. On Morocco Property Forum, we try and make it easier for investors and holiday home owners to exchange ideas, advice and suggestions with other individuals who have experienced first hand what it's like to purchase a property in Morocco.

Legal advice (1 Viewing)
The foreign property ownership laws in Morocco are relatively new and are consistently under review. If you’re up to date with ownership legislation or have questions, post your comments here. Most agents will introduce you to their recommended lawyers, but how good is the law firm? And what experience do they have? Do they speak English and are they really independent of the developer? Our legal advice section will help alleviate all your concerns.

Can you open a bank account in Morocco? If so, how easy is it? And what are the requirements? Is it easy to arrange finance in Morocco? Can you get a decision in principal? The banking and finance sector of Morocco are different to that of most other European countries. However, it is still structured and relevant processes are in place to make the application process easy. Have you got any experience, or any comments to share? Help others here.

As majority of the developments have been sold off plan, buildings and contents insurance is a new area. For buyers who are nearing completion, it is important to ensure you get adequate cover for your property. Various large scale developers do offer insurance built into the price, but it is always better to have a legal opinion on it before you commit to anything. If you have had experience in the Moroccan insurance arena, share your expertise and experience with others here.

Taxation comes in various forms when buying a property. There's VAT to start with which is a form of sales tax, there is an ongoing property tax, rental income tax, and finally tax on the profit you make when you sell your property. Taxation rules and regulations can be daunting if you are new to the investmen game. Seek the advice of others who have experience in the area, and if you have any advice to share, help out others who are just starting out.
